Tsehay 36 Housing Cooperatives Society Ltd has been established as associations with the objective of constructing apartments. The cooperative consists of 78 members who have received land from the government for this purpose. Initially, the association was registered under condominium scheme but has since transitioned to an association model to facilitate the construction of apartments independently. This change allows the members to pursue their housing development goals more effectively and directly manage the building process.

Tsehay 36 Housing Cooperatives Society Ltd is pleased to invite your firm to submit a bid for the provision of design consultancy and soil investigation services for our upcoming apartment building project.

Our cooperative intends to construct a [Basement + Ground + 9 Floors + Terrace] (B+G+9+T) apartment building on land allocated to us by the government. We are seeking a qualified and experienced consultant to provide comprehensive architectural and engineering design and soil investigation services for this project.

Project Overview:

Project Name: Apartment building Project for Tsehay 36 Housing Cooperatives Society Ltd

Location: Kality Sub City, Addis Ababa.

Building Type: Residential Apartment Building

Structure: Basement + Ground + 9 Floors + Terrace (B+G+9+T)

Scope of Services:

The selected consultant will be responsible for providing, but not limited to, the following services:

• Architectural Design modification (Conceptual,
• Schematic, Design Development, Construction Documents)
• Structural Design.
• Electrical Design.
• Soil test investigation
• Plumbing/Sanitary Design.
• Preparation of detailed Bill of Quantities (BOQ)
• Processing necessary permits and approvals from the Government.

The conditions/terms of the bid are indicated as follows

1. Bids must be accompanied by renewed business licenses and registration, Tax Clearance Certificate and VAT Registration Certificate, TIN Registration Certification and these must be summited together with a technical proposal.
2. Consultancy licensed in Building Consultancy grade 1
3. All bids must be accompanied by a bid security of 2_%, valid for 90 days, of total submitted cost in an acceptable Unconditional Bank Guarantee or CPO from known bank.
4. The bid document can be purchased by interested bidders during office hours (Monday to Saturday 8:00 Am to 5:00 PM) from Mekonen Betewo building, Ground Floor, Around Teklehaymanot Church upon payment of non-refundable fee of birr 1000.
5. Bidder should submit their offers in a sealed envelope to office before or on 23th June 2025 date
6. Bids will be opened on 23th June 2025, at 2:00 pm in the afternoon in the presence of bidders or their legal representatives.

Note: Tsehay 36 Housing Cooperatives Society Ltd reserves the right to cancel the bid in whole or in part without giving the reasons thereof.

Late bids shall also be rejected.
